Epoxy Floor Problems and What Actually Causes Them

The five failures, and what each one means

Peeling or lifting in sheets
  • Cause: preparation. Almost always acid etching instead of diamond grinding, or coating over a previous coating.
  • The coating bonded to a layer that was not bonded to the slab, and the whole stack lifted together.
  • Not repairable in place — it comes off and the slab is ground properly.
Bubbles and pinholes
  • Cause: outgassing. Air rising out of the slab through wet coating.
  • Worst when applied while the slab temperature is rising, which pushes air upward.
  • Avoided by coating on a falling or stable slab temperature, not a rising one.
Blisters with moisture underneath
  • Cause: slab moisture nobody measured.
  • Vapour pressure from below lifts the coating off the concrete.
  • Prevented by ASTM F1869 or F2170 testing and a vapour-mitigating primer where the reading warrants it.
Yellowing near the door
  • Cause: UV on an aromatic clear coat.
  • Standard epoxy ambers under sustained sunlight; it is chemistry, not a defect.
  • A UV-stable aliphatic polyaspartic clear does not.
Hot-tyre pickup
  • Cause: a thin or low-solids coating, or driving on it too early.
  • A hot tyre softens the film and lifts it as the car cools onto it.
  • Full cure before parking matters as much as the product does.
The pattern behind all five Four of the five were decided before the coating was applied — by whether the slab was ground, tested, and coated at the right temperature with the right system. That is why almost every "epoxy is bad" story turns out to be a DIY-kit-over-unprepared-concrete story, and why preparation is the part of a quote worth reading closely.

What can be saved and what cannot

A dulled or scratched topcoat is usually recoverable: scuff and apply a fresh clear, leaving the build coats alone. A floor with hot-tyre marks in one area can sometimes be treated the same way, depending on how deep the lift goes.

Peeling, blistering and widespread delamination are not repairable in place. The coating comes off, the slab is diamond ground back to an ICRI concrete surface profile, moisture is measured, and the floor is rebuilt. That is more expensive than doing it correctly the first time, which is the whole argument for reading a quote's preparation line before its price.

Why is my epoxy floor peeling?
Nearly always preparation. If the slab was acid etched rather than diamond ground, or a coating was applied over an existing one, the new layer bonded to something that was not itself bonded to the concrete. It cannot be patched — the failed material comes off and the slab is ground back properly.
Why does my epoxy floor have bubbles?
Air escaping from the slab through the coating while it was still wet, which is worst when the coating goes down as the slab temperature is rising and pushing air upward. Sometimes it is slab moisture instead, which produces blisters with damp underneath rather than dry pinholes — that distinction decides whether a moisture test was skipped.
Why has my epoxy floor turned yellow?
UV on a standard epoxy clear coat, which is aromatic and ambers under sustained sunlight. It shows first on the band of floor inside a sunny garage door. It is chemistry rather than a defect or a cleaning failure, and the fix is a UV-stable aliphatic polyaspartic clear.
Can a failed epoxy floor be repaired without replacing it?
Sometimes. Dulling, scratching and light surface wear are usually fixed by scuffing and recoating the clear. Peeling, blistering and delamination are not — those mean the bond to the slab has gone, and the floor has to come off and be rebuilt from prepared concrete.
