How to Epoxy a Garage Floor, Step by Step
A Tri-Cities installer's walk-through of how a garage floor actually gets epoxied — from testing the slab and grinding it flat to the flake broadcast and clear topcoat — so you can judge for yourself whether it's a weekend project or a job to hand off.
What actually decides whether it lasts
Here's the thing most people get backwards: rolling on the epoxy is the easy part. Whether your floor is still tight to the slab in ten years or peeling at the edges in two comes down almost entirely to the prep — testing the concrete, repairing it, and grinding it before any coating is opened. Call it 80 percent groundwork, 20 percent the coating everyone pictures.
What follows is the same sequence a professional crew runs on a Johnson City 2-car garage, step by step, with an honest read on where the big-box kits fall apart in Northeast Tennessee's damp stretches.
First question: DIY kit or hire it out?
Settle this before you spend a dime. A DIY epoxy kit from the home center runs $200 to $600 for a 2-car garage and can look great the day you finish. Durability is the problem. Kits are built around acid etching instead of grinding, they leave out moisture testing altogether, and the product itself is thinner and lower in solids than professional material. A dry, lightly used garage, a real free weekend, a rented grinder instead of an etch bottle, and honest expectations? DIY is fair game. Want a floor you forget about for a decade? The prep is the part worth paying a crew to get right. The steps don't change either way — only who's doing them.
The gear and materials
For a real flake epoxy floor — not a thin paint-on kit — you're working with:
- A diamond-tooling concrete grinder with a dust shroud and a vacuum to catch the dust (both rentable). This replaces the acid-etch step, not supplements it.
- A moisture test — either a calcium chloride kit or the plastic-sheet method described below — to prove the slab is dry enough to coat.
- Patching material — a two-part polyurea or epoxy filler that cures hard enough to grind flush, for cracks and spalls. Not caulk.
- A 100% solids epoxy basecoat in your chosen color — the professional-grade resin-and-hardener that cures far thicker and harder than water-based kit epoxy.
- Vinyl color flake for traction and to disguise minor slab flaws.
- A clear topcoat — polyaspartic or epoxy — that carries the wear and, with polyaspartic, the sun.
- Application gear — a squeegee, a ⅜-inch nap roller on a pole, spiked shoes for walking the wet coat, and a scraper for excess flake.
The eight steps
1. Test the slab for moisture
Vapor rising through the concrete is the number-one killer of garage floor coatings. Quick check: tape down a 2-foot square of clear plastic, seal all four edges, and wait a day. If you find condensation underneath or the slab has darkened, it's moving enough moisture to push a coating loose — you'll need a vapor-tolerant primer or a rethink. A calcium chloride kit puts a real number on it. Older Tri-Cities homes poured without a vapor barrier are exactly the ones this catches.
2. Fix cracks and spalls first
A coating won't hide a moving crack — it traces it and eventually tears along the line. Open cracks up, vacuum them out, and fill with a two-part polyurea or epoxy patch; do the same for pitted or spalled patches. 3. Grind, don't etch
This is the make-or-break step. Take the diamond grinder across the whole slab — edger tight to the walls — until the surface is uniformly dull and open, a CSP-2 to CSP-3 profile roughly like 60- to 80-grit sandpaper. That texture is the tooth the epoxy grips. Acid etching, the kit's shortcut, barely scratches the surface and can leave residue that sabotages the bond. When you're done, vacuum until the floor is spotless; anything left behind ends up under your coating.
4. Mind the weather, then prime
Epoxy is picky about conditions — it wants a slab in the low-60s to low-70s°F and modest humidity, which around here realistically means spring, fall, or a climate-controlled garage. Mix only what you can lay down inside the pot life (commonly 20 to 40 minutes), cut in the edges with a brush, then roll the field, working toward the door so you finish standing in the driveway.
5. Lay the basecoat and throw the flake
While the pigmented basecoat is still wet, broadcast the flake by tossing it upward and letting it settle flat — work in bands so the resin doesn't skin before the flake lands. Throwing flake "to rejection" (until the floor won't hold any more) gives you the full showroom coverage; a light scatter leaves a speckled look with less grip. Then let it cure to the product's recoat window, usually overnight for an epoxy basecoat.
6. Scrape and vacuum the loose flake
After the basecoat sets, flake standing on edge has to be knocked down or it telegraphs through the clear as a rough, gritty surface. Scrape the whole floor flat, vacuum it well, and run a hand over it — you want coarse-sandpaper texture, not gravel.
7. Roll the clear topcoat
The clear is the wear layer — it eats the tire scrub, the rolling toolbox, and the sunlight. Roll it evenly over the scraped, flaked floor. 8. Let it cure before you use it
The last discipline saves everything before it. Stay off it on foot for 12 to 24 hours, and keep vehicles off for a full 72 hours — hot tires will lift a coating that hasn't reached full cure, and tire pickup is a brutal way to lose a brand-new floor. Keep water off it for a few days too.
So how long is the whole job?
A professional crew on a 2-car garage grinds, repairs, and primes in a day; a polyaspartic clear finishes that same day, while an epoxy clear goes down the next morning once the basecoat has cured overnight. One to two working days, then a 72-hour wait to park. First-timers should block a full weekend at minimum — the grinder rental and cleanup alone eat a day before you've opened a single pail.
Where DIY floors go wrong
- Etching instead of grinding — the leading cause of peeling. No etch matches a ground profile.
- Never testing for moisture — vapor lifts the coating from below months later, and the product takes the blame the slab earned.
- Coating in the wrong weather — too cold, hot, or humid and the epoxy cures wrong: blushing, soft spots, weak adhesion.
- Thin kit product — an 8-to-12-mil kit film just isn't a 100% solids professional system.
- Parking too early — hot tires peel a coating that hasn't fully cured.

How long does it take to epoxy a garage floor?
Grinding, patching, and priming a 2-car garage is a day of work; the color, flake, and clear coat go on after that. If the clear is an epoxy, you lose a day waiting for the basecoat to cure overnight, so plan on two days. If the clear is polyaspartic, the whole floor can be finished in one. Either way, leave 72 hours before you drive on it. A first DIY attempt almost always runs a full weekend once grinder rental and cleanup are counted.
Can you epoxy over an existing concrete garage floor?

Should I just DIY it with a kit?
