How to Clean an Epoxy Garage Floor

The routine that is genuinely enough

What not to use, and why
Never on an epoxy floor
- Vinegar or any acidic cleaner. Acid etches the clear coat and takes the gloss off permanently.
- Citrus or pine-based cleaners. The solvents in them soften a coating over repeated use.
- Steel wool or abrasive pads. They scratch the topcoat, and the scratches are what hold dirt afterwards.
- Soap that leaves a film. A residue makes the floor slippery when it gets wet, which is the opposite of what you want.
Fine to use
- Warm water, on its own, for most of the year.
- A pH-neutral commercial floor cleaner, diluted as directed.
- A soft deck brush for the textured areas of a flake floor.
- A shop vac or blower for dry debris before wet cleaning.

Pressure washers, and the honest answer
A pressure washer will not damage a properly installed coating at sensible pressure and distance, and it is genuinely useful once a year. Two cautions: keep the tip moving and away from edges and any patched area, because a lifted edge is where water gets underneath; and remember that whatever you blast off has to go somewhere, which in a garage is usually the door threshold and the wall line.
If a floor is dull rather than dirty, cleaning is not the fix. A dulled topcoat can often be scuffed and recoated without touching the layers underneath — which is far cheaper than a new floor and is worth asking about before assuming the coating has failed.

- Can you pressure wash an epoxy garage floor?
- Yes, on a properly installed floor, at moderate pressure with the tip kept moving and held away from edges, seams and patched areas. Once a year is plenty. Avoid concentrating the jet on any spot where the coating already looks lifted, because that is where water gets underneath it.
- How often should an epoxy garage floor be cleaned?
- A dust mop weekly and a proper wash monthly suits most garages. In winter, rinsing road salt out from under where the car parks is worth doing more often than that. There is no sealing, waxing or annual treatment required on a professionally installed coating.
